Idaho Real Estate Market Continues to Surge!

Idaho's real estate market continues to surge. Median home prices in Canyon County (which includes the cities of Nampa, Caldwell, Middleton, Greenleaf, Parma, & Notus) increased 8.3% in February 2021 and another 4.5% in the month of March for an overall year-over-year increase of 42%. Keep in mind that an average/normal market increase is between 3% to 5% a year!!
Ada County median home prices (which include the cities of Meridian, Boise, Kuna, Eagle, Star, and Garden Valley) increased 1% in February 2021, and another 3.2% in March for an overall year-over-year increase of 27.25%.
The average price of homes in Canyon County is $411,471 and the average home price in Ada County is now $542,165.

Who is moving to Idaho?  Based on observation, a majority of the people that are making the move to Idaho are retirees, baby boomers, people that can now telecommute, and executives.  From 2019 to 2020, 46% of the home buyers were from California.
